Why We Are So Good At Finding Wholesale Deals

Have you ever wondered how they find investment properties?

Most new investors try and call a real estate agent to find them houses. The problem with this strategy is that real estate agents receive almost no training on wholesale deals, buying bank owned properties, foreclosures and short sales. And agents work on commissions. They are trained to search on the MLS. But the problem is that the best deals are not on the MLS.

We act as principals. We do not work on commissions. We do not search the MLS for properties like agents do.

We have become experts at marketing to motivated sellers, and most of the deals that we acquire are from sellers contacting us (not us contacting them).

We are experts at having motivated sellers find us. Since we buy so many houses, large investors like hedge funds and private equity funds contact us with lists of properties that they want to sell. Banks that have many bank owned properties have loss mitigation departments and asset managers that are responsible for liquidating that inventory fast for cash. We contract to buy as many as 15 to 20 houses (or more) every month from these sellers. We cannot keep all of them. In fact we sell around 70% of the houses that we acquire and every single house that we acquire is marketed for a week before we decide which houses to keep. We give our investors first shot at buying any of the houses that we buy and we mark our properties up by just a few thousand dollars more than what we paid. We work on volume. Our goal is to move as many houses as possible per month on small margins of just a few thousand dollars.
